Purpose and intended use

Terraxis creates spatial property visualizations for marketing, presentation, and buyer-orientation use. The product is an interpretive 2D visual representation of spatial relationships between terrain, vegetation, structures, access, water features, open areas, and other site elements.

Terraxis visuals are intended to help viewers understand the layout, scale, terrain character, and visual structure of a property more clearly. They are not intended to replace site visits, surveys, engineering review, appraisal, title review, zoning analysis, environmental review, permitting review, or other professional due diligence.

Visual interpretation

Terraxis visuals are not documentary photographs unless expressly identified as such. Depending on the project, Terraxis may simplify, clarify, emphasize, reconstruct, or visually interpret certain elements to improve readability, presentation quality, and usability across listing galleries, websites, presentations, and other media.

These interpretive decisions are made to communicate the spatial character of a property more clearly while remaining generally consistent with the available source material and the visual purpose of the project. They should not be understood as a complete, precise, or independently verified record of current site conditions.

Source materials

Depending on the project, Terraxis visuals may be created from public geospatial data, aerial imagery, elevation data, client-provided photographs, listing materials, site plans, reference images, original rendered elements, and manual visual refinement.

Some Terraxis visuals may use public geospatial data and map services from U.S. Geological Survey sources, including The National Map, 3DEP elevation data, and public aerial imagery where applicable.

Third-party and client-provided materials

Client-provided photographs, listing images, maps, plans, surveys, marketing materials, reference images, and other third-party materials are used only when provided or authorized by the client or relevant rights holder.

Terraxis does not claim ownership of third-party source materials. The client is responsible for confirming that any materials provided to Terraxis may be used, modified, refined, delivered, published, or distributed for the intended project purpose.

Accuracy limitations

Terraxis visuals are not surveys, engineering documents, appraisals, legal boundary representations, environmental reports, zoning opinions, title documents, permitting opinions, or guarantees of current property condition.

Property boundaries, roads, trails, structures, vegetation, water features, slopes, access routes, views, utilities, improvements, and surrounding conditions may be approximate, interpreted, generalized, visually clarified, or based on source materials that may be incomplete, outdated, or limited in resolution.

Buyers, sellers, brokers, developers, investors, and other users should independently verify all property facts through qualified professionals, official records, and direct site inspection.

Conceptual elements

Conceptual structures, site improvements, access routes, landscape conditions, architectural elements, development scenarios, and presentation enhancements are illustrative only unless otherwise stated in writing.

Any potential construction, land use, utilities, access, septic, well, road access, permitting, zoning, environmental, wildfire, flood, slope, easement, or development conditions are subject to independent due diligence and approval by the relevant professionals and authorities.

No Terraxis visual should be interpreted as a representation that a structure, access route, improvement, use, or development concept is currently present, legally permitted, technically feasible, financially viable, or approved.

Image disclosures

Where Terraxis visuals are digitally enhanced, altered, AI-assisted, conceptually rendered, or otherwise not a current-condition photograph, they should be labeled accordingly when used in real estate advertising, listing materials, property websites, brochures, social media, presentations, or other public-facing media.

Original unaltered images should be made available where required by applicable law, MLS rules, platform rules, broker policy, or professional standards.

Unless expressly stated in writing, Terraxis visuals do not imply endorsement, partnership, representation, approval, or affiliation with any property owner, broker, agent, MLS, listing platform, government agency, data provider, or third-party rights holder.
